Wolin Real Estate sp. z o.o. operates under Polish law as a limited liability company (spółka z ograniczoną odpowiedzialnością). All activities in land acquisition, development, and sale are conducted in accordance with the Polish Civil Code, the Act on Real Estate Management of 21 August 1997, and applicable environmental and zoning regulations.


2) Project Documentation & Permitting

Each land development project marketed by Land Invest is backed by full administrative and technical documentation, including:

  • Notarial deeds confirming ownership and entries in the Polish Land and Mortgage Register (Księga Wieczysta).
  • Cadastral maps and parcel registers confirming boundaries and surface areas.
  • Zoning & development conditions (Warunki Zabudowy) permitting single-family residential or recreational construction.
  • Environmental Decision (Decyzja Środowiskowa) — e.g., for Rybaki covering 58 single-family homes and recreational ponds.
  • Public Infrastructure Decisions (Decyzje o ustaleniu lokalizacji inwestycji celu publicznego) authorizing internal roads, drainage, electricity, and water networks.
  • Technical connection conditions from ENERGA (electricity) and WOD-KAN (water & sewage), confirming utility availability.

All procedures are supervised by competent Polish authorities and licensed professionals in geodesy, engineering, and environmental protection.


3) Ownership & Subdivision

Land parcels marketed under Rybaki, Machowino, and Tyliczki have been legally subdivided and registered under separate cadastral numbers. For example, the Machowino development (Municipality of Ustka) was formally approved in October 2012, confirming subdivision of plot 183 into 41 lots (183/1–183/41), in accordance with Polish Real Estate Law. Each lot intended for sale is accompanied by its individual land register entry and relevant zoning decision.


4) Investor Protection

  • Purchases are completed via Polish notarial deed, pursuant to Articles 155–158 of the Polish Civil Code.
  • Title transfer occurs before a licensed Polish notary and is registered in the Land & Mortgage Register.
  • Foreign investors enjoy full legal ownership under Polish and EU law.
  • On request, we coordinate certified translations and powers of attorney (with apostille) so investors can complete procedures without travelling.
